Marshalls Seal Two Major Deals At Capitol Park Barnsley

Leading Yorkshire developers CDP Marshall have announced two major new projects at the flourishing Capitol Park Barnsley at Dodworth by Junction 37 of the M1.

The NHS have signed a deal with Marshalls to build a new 50,000 sq ft bespoke blood facility at Capitol Park and will be on site this month.

Meanwhile Gem Imports has bought a new 70,000 sq ft unit on the business park for £5.46 million.

Both buildings are located on a 12.63 acre site at the £13.6 million Capitol Close at Capitol Park, which has been granted planning permission for general industrial use, together with storage and distribution facilities. Once fully developed, 500 jobs will be created at Capitol Close, as it is transformed into a quality business and logistics location.

Marshalls have worked closely with the council and Enterprising Barnsley to bring the plans for the units ranging from 20,000 to 150,000 sq ft to fruition on the site, which has Enterprise Zone status.

Chris Marshall from CDP Marshall said: “These two deals, totaling 120,000 sq of fully serviced development land, are a resounding endorsement of Capitol Park, Barnsley, which is already established as one of the finest mixed-use business parks in South Yorkshire.

“The site is now being recognised as a first class location for business with blue chip occupiers and their businesses are having a very significant impact on the local economy, contributing to a very prosperous future for Barnsley.”

He added: “These deals also underline that Marshalls, as one of the largest commercial development companies in the North of England, are able to respond quickly to occupiers’ requirements by offering bespoke build to suit options.”

Rebecca Schofield, partner and head of property consultancy Knight Frank’s industrial property team in Yorkshire, who is advising Marshalls, commented: “These two deals are tremendous news for Capitol Park. There is currently a serious shortage of good quality industrial stock in South Yorkshire, which is immediately deliverable. These significant deals, one lease and one sale, have addressed this problem and provided a solution.

“The fact that Capitol Park is part of Sheffield City Region Enterprise Zone is also important. This provides a number of incentives for new occupiers, including enhanced capital allowances; business rate relief; simplified fast-track planning; superfast broadband; and support from the region’s Inward Investment team.

“In addition, Capitol Park’s location is a major asset. It is immediately adjacent to J37 M1 and two miles from Barnsley town centre. Sheffield, Rotherham, Wakefield and Leeds are within easy reach, as is the M62, M18 and A1(M) motorways,” she explained.

The main office building on at Capitol Park Barnsley is One Capitol Court, which comprises 30,000 sq ft of office space and was developed by Sterling Capitol in conjunction with Priority Sites. Tenants include Finance Yorkshire, Hargreaves Industrial Services and Kelda, a division of Yorkshire Water. The offices are an integral part of the Capitol Park scheme which also includes a hotel, a pub and seven occupied hybrid units.
